Stop spending your evenings
writing inspection reports.
Capture everything on-site the way you already do — talk into your iPad, snap photos, scan handwritten notes, attach existing PDFs. OnSiteNotes turns it all into a polished inspection report in under 60 seconds. Fully offline, always on your device.
Early-access list. No spam. First 50 signups get lifetime access at $499 instead of $799.
How it works
Designed for the way inspectors actually work.
We talked to home inspectors before building this. The pain isn't the inspection — it's the 90 minutes you lose every evening typing it up.
Voice → structured note
Tap once, speak: 'Master bath, GFCI works, caulking around tub cracked, recommend reseal.' We extract the location, item, severity, and recommendation automatically.
Photos auto-tagged to the right room
Snap photos as you walk. Each photo is tied to the section you're currently inspecting — no fumbling, no relabeling later.
Scan handwritten notes & documents
Already scribbled in your field notebook? Aim the camera at the page. We OCR the text, detect tables and checkmarks, and pull it into the right section of the report.
Attach anything — PDFs, photos, files
Drop in a previous inspector's report, a roof certificate, a manufacturer spec sheet. The final PDF includes them as referenced appendices, neatly labeled.
Severity color-coded
Every finding is classified Minor / Major / Safety on-device, with the right colors and ordering in the final PDF. Your clients get a report that's easy to scan.
Polished PDF, your branding
Cover page, summary of findings, room-by-room sections, photo grid — all with your logo, business info, and contact details. Send straight from the share sheet.
Works in basements and crawlspaces
Everything runs on-device. No cellular, no Wi-Fi, no problem. Your data never leaves your iPad — important for client privacy and your peace of mind.
iPhone + iPad, synced
Start a report on your iPhone, finish on your iPad. iCloud syncs automatically between your devices — no account to create, no extra subscription.
Built for the field
Designed for the conditions you actually work in.
Crawlspaces. Bad signal. Tired evenings. OnSiteNotes is built for the moments when your software usually fails — so it doesn't.

Less than one billable hour per month.

FAQ
Common questions
When can I actually use this?
We're aiming for an early-access TestFlight beta in 5–7 weeks. If you're on the waitlist, you'll be invited. Public App Store launch follows once the beta has zero P0 bugs.
Does it really work offline?
Yes — that's the entire point. The transcription model and the structuring model both run on the iPad's Neural Engine. No cellular, no Wi-Fi, nothing leaves your device. Tested in real basements and crawlspaces.
What devices does it support?
iPhone (iOS 17+) and iPad. iPad is the recommended device for on-site work because of the larger screen. The most accurate AI runs on iPhone 15 Pro and newer or any M-series iPad — older devices use a slightly slower local model.
Can I customize the PDF template?
v1 ships with a polished home-inspection template tuned with input from real inspectors. Custom templates and per-jurisdiction tweaks are on the roadmap for v1.1.
How is this different from Spectora or HouseMaster?
Three things: (1) it works fully offline, (2) you talk instead of type, and (3) it's $35/month or a one-time $799 — not the typical $80–$120/month for cloud-based tools. We're not trying to replace every feature in those products; we're trying to nail the report-writing pain at a fraction of the price.
Who is behind this?
A solo developer building this in public. No VC, no team, no investors pushing for unrealistic features. The roadmap is set by inspectors using the product. If you have feedback, you'll talk to me directly.
